The verb agrees with all persons. Note, however, that normally third person subject is expected, since existential clauses require a non-specific subjects. Non-third person subjects are rather to be interpreted as subjects of locative clauses.

Van-nak	szellem-ek	a	kastély-ban,	és	vagy-ok	én,	a	portás.
be-3PL	ghost-PL	the	castle-INE	and	be-1SG	I	the	doorman

’There are ghosts in the castle and there is me, the doorman.’
